Frequently asked questions
Do I only buy the holiday home?
At Bodelaeke there are individual lot sales. As an owner, you buy a holiday home on private land at a holiday park with a park owner.
Do I have to rent out my home?
Yes. At Waterresort Bodelaeke there is a rental obligation for at least 200 days per year.
How can I use my home myself?
Own use is possible for a maximum of 165 days per year. If you use it for your own use, you can stay in your home 'free'. You then reserve the property without paying rent. Naturally, you will not receive any rental income. You can also use your home yourself by renting it. In that case, you reserve the property and pay rent for it. The rent you pay then counts as rental income on your home. From a tax perspective, a big difference is whether you rent out your home completely or whether you use it without paying rent. Therefore, always be well informed by a tax specialist or financial specialist.
How does renting work?
Any use, including personal use without paying rent, must be reserved via Bodelaeke Verhuur BV, the landlord at Waterresort Bodelaeke. If rental income has been earned on a property, it will be paid out to the owner of the property one month later, minus the agreed commission.
Can I furnish my home myself?
No. A prescribed project design applies at Waterresort Bodelaeke. You can choose from different interior packages. Owners' private belongings must always be taken with them after departure or stored in a locked (cupboard) space.
What should I pay attention to when selling my home?
If you sell the house, this is a resale with a chain clause. This means that the new owner must inform you that he or she will take over all current agreements and obligations that you have made regarding your home in that calendar year. It is therefore important that you transfer all current contract documents to the new owner when selling.
